Essex Food Ingredients signs lease at Arsenal Trade Center in Sayreville

Trammell Crow Company and CBRE Investment Management have secured a 100,500-square-foot lease with Essex Food Ingredients at the Arsenal Trade Center in Sayreville. The agreement places Essex Food Ingredients, a distributor of industrial food ingredients, in Building 1 of the nearly 1.1 million-square-foot logistics complex. The company plans to move into the new space by January 2026.

By investing in a space that supports efficiency and food safety, we’re positioning Essex for continued growth and success in the years ahead.”

Building 1 at Arsenal Trade Center was completed in late 2023 and is located at 49 Callahan Blvd., measuring 285,000 square feet. It is the smallest of three buildings at the site. Building 2 was leased to JW Fulfillment, Inc., earlier in June 2024, while Building 3 remains available for lease. All three buildings feature high clear heights of 40 feet, solar panels, car and trailer parking facilities, and LEED Gold certification. The development offers access to major highways including routes 9, 35, 287, and 440 as well as the New Jersey Turnpike.

Essex Food Ingredients was represented by Mindy Lissner, Mark Zaziski, and Pat Decker from Cushman & Wakefield during negotiations. Tom Monahan, Larry Schiffinhaus, and Brian Golden from CBRE represented the landlord.

A representative from the Sayreville Economic & Redevelopment Agency (SERA) said: “Arsenal Trade Center is a powerful example of what strategic redevelopment can achieve in Sayreville.
