New Jersey begins mailing ANCHOR property tax relief confirmations for 2025 season

The New Jersey Department of the Treasury’s Division of Taxation has started sending out confirmation letters for the 2025 ANCHOR property tax relief program to about one million residents. These letters confirm eligibility and provide details on this year’s benefits.

Most individuals who received payments in previous years will have their applications automatically filed again. However, those who need to update their address or bank account information, or who prefer a paper check, must submit a new application through anchor.nj.gov by September 15, 2025.

Governor Phil Murphy stated, “Making New Jersey more affordable has been our mission from the start. The ANCHOR program continues to ease property tax burdens for millions of residents, and I’m grateful to Treasury staff for ensuring this process is simple and efficient.”

In 2024, the program provided $2.1 billion in benefits to 1.8 million residents.

State Treasurer Elizabeth Maher Muoio said, “Since its inception, ANCHOR has provided meaningful relief for homeowners and renters across the state. It’s a straightforward program with a direct benefit, and we want to help ensure that every eligible resident takes advantage of it.”

This year introduces several changes to the application process. Applicants will no longer receive ID/PIN numbers by mail; instead, they must verify their identity using ID.me when applying online. Additionally, the Division will not automatically file Property Tax Relief Application (Form PAS-1) for residents aged 65 or older or those receiving Social Security disability benefits. These individuals are required to submit their own PAS-1 form either online or by paper.

Payments will begin being issued on a rolling basis starting September 15. Most applicants can expect to receive their benefits within 90 days after filing unless further information is needed. Residents can monitor their benefit status at nj.gov/treasury/taxation. Benefit amounts range from $450 to $1,750 depending on income level and whether the applicant is a renter or homeowner.

For assistance with applications or questions about eligibility, residents can visit anchor.nj.gov or call 609-826-4282 or 1-888-238-1233. A new callback option aims to reduce wait times for callers. Additional support is available at Regional Information Centers and public PAS-1 filing events listed on the Division’s website.

The deadline for submitting applications is October 31, 2025.
