Newmark Associates secures major lease deal at Fairfield office property

Newmark Associates has announced the completion of several new office transactions at 695 Route 46 in Fairfield, bringing the occupancy rate of the 154,000-square-foot building to 85%. The company reported that it closed the fourth quarter of 2025 with a long-term lease agreement for Neds Home Inc., which will occupy about 18,000 square feet. This space will be used for general administrative offices and as an operations center.

According to Newmark Associates, Neds Home Inc. sought a long-term leasing solution that included flexible terms, highway access, ample parking, and efficient management. The location at 695 Route 46 met these requirements. Helene Elbaum, Managing Director, and Jeannette Melillo, Vice President at Newmark Associates, represented both the tenant and landlord during the leasing process.

Newmark Associates is based in Cedar Knolls and is marking its 40th year as a commercial real estate brokerage firm in New Jersey.
